There is no cost to submit this application to SMART Residential. However, once you have been accepted for a tenancy you will be required to pay a holding fee equal to one months rent. This will secure the property and allow the referencing process to continue - this will prevent any further marketing of the property.

Timeframe:
The tenancy will not be granted until satisfactory referencing checks have been completed. You have 14 days to complete the application process. Failure to provide necessary information within this timeframe will result in the property being remarketed at your cost.

Costs To The Applicant:
If you decide not to proceed with the tenancy after your referencing has began, if any information supplied on your application form is false or incorrect or if you fail to meet the deadline for information you will be charged a remarketing fee of £250.00.

Once the lease has been signed and accepted the holding fee will form the tenancy deposit which will be protected by the Tenancy Deposit Scheme NI.
